The student will examine commercial coverages including property loss of business income, inland and marine, crime, general liability, excess disability, workmen's compensation, auto, machinery and package policies.

Life and Health Insurance II Covers company and individual programs to provide for retirement and health care needs. Employees group insurance, qualified and non-qualified deferred cooperation plans, social insurance, retirement plans and estate planning. Covers recent trends.

PAINS205. Liability

The first part of the course covers comparative negligence, law of automobile insurance, professional liability and product liability. The second part of the course covers law of insurance, law of evidence and pleading and practice.

Course begins with orgin and development of workers'comp. Course covers: federal jurisdiction; workers' comp. and employers' liability policy; social economic and legislative effects; notice, statute of limitation and other procedural matters. Definitions of essential components involved in workers comp. are provided. Course then reviews benefits, investigation, settlement, hearings, subrogation, contribution and indemnity and reserves.

Study of real estate ownership and interest, the real estate market, deeds, contracts, liens, assessments, taxes, leases, and financing of real estate transactions.

PAREE103. Real Estate Prins/Prac I

The complex nature of land ownership, methods of holding title, types of estates are first developed and explored. Detailed treatment of the option, binder, contract, deed, mortgage, and a variety of other instruments are discussed. Real property taxes and assessments, title search, title insurance, and closing statements are given detailed treatment and discussion.

Examination of real estate investments is first explored. Mortgage lending procedures and practices together with real estate finance are discussed. The appraisal process is examined. Other topics covered include real estate brokerage and licensing management of property, merchandising realty, subdividing and development activity, building construction and planning and zoning.

PAREE105. Real Estate Broker I

A survey of advanced real estate principles. Topics of discussion include special real estate terms; review of contracts and other property instruments; advanced real estate finance and mortgaging; and planning, zoning, and subdivision regulations. Students licensed as New Jersey Real Estate Salespersons must complete this course and REE106 to qualify as candidate for New Jersey Real Estate Brokers Exam.

A continuation of survey of advanced real estate principles concentrating on cooperation and condominium tax appeals, appraisal, property management, landlord-tenant relationships, the tax implications, real estate transactions, and closing procedures.

Fundamentals of Real Estate valuation and appraising; factors affecting value, valuing land, valuing improvements, and the valuation of special classes of property; appraisal practice, depreciation and obsolescence, appraising rules, the mathematic of appraising; an appraisal of a single family residence is required.

The market technique for valuing realty is explored in detail. The capitalization of income theory developed and applied to the valuation of property. The residual techniques are studied together with leasehold valuation problems. Condemnation appraisals and partial takings are examined. The case study approach is used extensively throughout.

The basic principles of real estate business law related to purchase and sale transactions, brokerage, landlord and tenant relationships, and construction and development. Nature, definition, and practical legal steps to listing, sales and related business transactions; introduction to the rapidly evolving law of landlord-tenant relationships under common law, statutes and leases, with emphasis on the Wisconsin scene. Introduction to rights and responsibilities of owners, design professionals and contractors under typical forms of design/construction contracts.

Introduction of procedure, instruments, techniques, and trends in financing urban real property, an exploration of realty credit markets and sources of funds (private and public); valuation of real property and investment purposes; and measurement of investment performance.

Institutions, processes, and mechanisms involved in the provision of mortgage funds for housing. The roles of conventional lenders, mortgage insurance, secondary market operations, and state and local housing finance agencies.

PAREE311. TheArchitect AsDeveloper

Course examines potential conflicts between aesthetics and bottom line business decisions. The students learn the language and basic financial concepts required by Real Estate developers stressing contemporary Real Estate Issues and techniques for analyzing the marketplace. Also learn to evaluate development opportunities and are required to prepare a complete proposal for financing for a hypothetical development project in which they are the developer and the architect.

A course on real estate financing, using as a springboard the concepts studied in Real Estate Principles. The topics covered are financing a real estate transaction; mortgaging; settlements, including the mathematics of real estate financing; creative real estate financing; real estate exchanging; advanced sales and leasing of industrial property; and condominium sales, resales and time-sharing programs.

Real estate and housing market analysis and organization; problems of consumer demand; submarkets in housing; problems of housing stock and the filtration process; problems of housing standards and their measurement; economics of housing production, cost and pricing.

PAREE341. Real Estate Property Mgt

The course is designed to provide the student with knowledge and skills necessary to manage simple income producing property. Topics include utilizing sound accounting and reporting principles in a property management business, securing, qualifying, and contracting with tenants and lessees; determining rentals, merchandising space, collecting rent, tenant relations, and property maintenance.

Real Estate Research and Feasibility Analysis Analysis of target markets, media demography, advanced real estate advertising techniques, and marketing feasibility studeis. Housing formats include signs, family planned unit development, mixed development, condominiums, and rental residential developments.
